Employee Housing Impact Mitigation Fee Increases 5/1/26
This year's annual adjustment to the Employee Housing Impact Mitigation Fee will go into effect as of 5/1/26. The fee will increase from $928 to $1,112 per square foot of employee housing required. The $1,112 square footage fee is calculated based on a three-year rolling average of the cost to purchase a free-market multi-family dwelling less the amount a family of four earning 100% of our Area Mean Income (AMI) can afford. *To clarify, the square footage fee only applies to residential projects over 2,000 sq ft and is one of several factors used to calculate the final fee. Deed restricted homes are exempt from the fee.* The impact fee applies to new residential construction and additions in the unincorporated County within the Telluride R-1 School District.
