Investing in residential properties has become increasingly popular. It has become a good investment vehicle. Financially, residential real estate is easier to get into than stock markets. An investor can get a mortgage with just 20%-25% down whereas to get into the stock market a minimum of 50% is needed. It is also easier to understand: buy a home, rent it out, payments come in each month.
Myra explains, “Many people read various books about investing in Real Estate, however, most of the books have useless information. They don’t tell you about the ‘What if’s?…,’ for example. When people ask me to help them invest in property, I go through various scenarios such as; ‘Do you have additional funds in case the property doesn’t rent immediately? Do you have money for necessary repairs, if needed?’ I try to show them all the pluses and minuses of investing in Real Estate so they can make an intelligent decision.”
Many investors, with whom Myra has worked, who have accepted her advice have done significantly well with their investments.
In her many years in Real Estate, Myra has helped all kinds of people. “It thrills me to help people find a new home,” she says. “I give great care and attention to everyone. Each person is equally important to me. I just like selling real estate and helping people.”
Many people also choose Myra to help them with the purchase of their new home. She explains that many people move to Nevada from the East or from California. “The weather is nice here and the taxes are low. It is a perfect place to retire. It gives me great pleasure to find them a home at a reasonable price as compared with NY, NJ or CA. Compared to home prices in those states," she adds, "everything we have is on sale."
Also, she adds, when selling someone's home, "I try to get them the very best price with the best net."
Adding to her passion of helping people, Myra has recently begun working Probate Real Estate. She tries to carefully advise people whether to hang onto or sell the property and what is involved in both.
“I truly understand the delicate intricacies of this process,” Myra explains. “It’s something I’ve been through personally, and it’s never easy. I’ve learned that having an experienced Real Estate professional at one’s side is invaluable…someone, who is there not only to comfort you but to guide you through the myriad of emotional waves encompassing the whole real estate procedure. Many people don’t know whom to turn to at this time; they most likely did not anticipate having to face this reality and that it would take such a heavy, emotional toll for all involved.”
Often, it's a devastating and staggering task for those left behind. Not only does the Executor of the Estate have to sell the property, they also have to sort through personal belongings to get the home ready for sale. It is important that a residential Real Estate agent is chosen who has the ability, compassion and understanding that goes along with Probate Real Estate. Myra is that person.
Frequently, family members inherit a house that needs repairs. In most cases, they either don’t have money to spend to repair the home, or they choose not to use their cash to fix it up. Myra can advise people about interim loans or other helpful programs. Sometimes the home, if fixed up, will sell at a much higher price.
