UNI Founder Donates Real Property to Help the Homeless in Sarasota, FL

Real Estate donations can present a win/win solution for donors and the charities UNI supports

SARASOTA, FLORIDA, UNITED STATES, May 3, 2023/EINPresswire.com/ -- Marc Pelletz, Executive Director and founder of UNI Foundation, Inc. (UNI), announced he has donated one of his owned properties to UNI Foundation, Inc, which will be converted into cash to support UNI’s startup operations. The real estate donation was handled by the UNI team, which includes several experienced real estate professionals.

“UNI’s mission is to provide resources to agencies in Sarasota/Bradenton that help the homeless, and those transitioning back into society from addictions and/or incarceration. We plan to leverage our team’s unique real estate expertise to convert real property donations into solutions that will benefit the agencies we support”, said Pelletz. “Our goal is to make it easy for donors to maximize the tax benefits of their donated property, while simplifying the process of donating real estate.”

Real Estate donations can present a win/win solution for donors and the charities UNI supports, which are helping the homeless and those transitioning back into society from addictions and/or incarceration:
• Under the IRS tax code, donors can take a tax deduction for the full fair market value of the property (as determined by a qualified appraiser).
• If the property is highly appreciated, donating it can eliminate capital gains tax on the appreciation.
• Donors can designate net sale proceeds to the charities we serve, and/or designate partial proceeds back to the donor (Note: cash returned to the donor may impact tax deductibility). Certain limitations apply.
• Some charities prefer cash to real property because they do not have the real estate expertise or resources to facilitate a sale if maintenance, repairs or improvements are needed. U•N•I has experienced team members to manage each project.
• UNI can assist charities with property improvements so that a donated property is usable for their specific needs, or can turn the property into cash by selling it.
• UNI is well connected with service providers in the Sarasota/Bradenton Real Estate arena. Whether the need is for legal support, brokerage, maintenance, repairs or improvements, we have the resources to simplify donor real estate donations.
• UNI works hard to minimize transaction expenses to maximize benefits to the charities we serve.
