The client had very specific requirements for the size, condition, and location of the property. It wasn’t an easy task to find a home that would meet the criteria within the budget. The client was a first-time home buyer, so the agents found a California State-sponsored program that made it possible to make the purchase with a very small down-payment. However, their offers were subjected to vigorous competition.

The agents and the client learned early on that there wasn’t much time to think. If you like a house, write an offer straight away and make it a strong one: short contingencies, all the services chosen by the seller. However, they could not play the price war.
