Important Notes on Hard Wood Floor Re-coating

It’s important to understand that a floor that has been simply re-coated, will not look the same as it would if it was completely re-sanded first. Buff & Re-coats are definitely necessary to keeping a hard wood floor shining and looking naturally beautiful. When you are looking at doing a re-coat of your floors you will want to keep the following in mind. Every wood flooring professional will want to fully inspect your hard wood floors so that they can determine the correct steps of action necessary to bringing that beautiful luster back in the wood. If the finish is worn tro the point that the color of the wood is not uniform or that bare wood is exposed, completely re-sanding and finishing the floor will actually be necessary. If the wear is not that severe, the floor can be mechanically abraded and re-coated, or a chemical re-coating method can be used.

It is important to know what has been used on the floor prior and that the flooring professionals are aware of what has been done to maintain the floor to this point. This helps them understand more about the maintenance and history. It is very important to understand what the existing finish of the floor is. If you would like to check for varnish or shellac, scratch the surface of the floor in an inconspicuous place with a coin or other sharp object. If the finish flakes, it is probably shellac or varnish. These types of finishes will need to be re-sanded. If you would like to check for wax, there are other methods. You can use a small amount of mineral spirits on a clean white rag in an area that has not been exposed to high traffic. If a slight yellow or brown color appears on the rag, then wax is probably present. You can use a piece of screen or sand paper to lightly abrade the floor. If residue balls up, then it is a wax based product that was used before. You can also put 2 drops of water on the floor. If white spots appear after about 10 minutes, again, the finish is most likely wax. The white spots can be removed by gently rubbing them with a soft cloth or synthetic pad dampened with wax.

If wax, shellac or varnish, are not present on the floor, most likely the finish can be re-coated over with a regular surface finish. If it is, in fact a wax finish, it may be very difficult to re-coat the floor with a surface-type finish (oil-modified, waterborne, conversion varnish, moisture-cure), even with full re-sanding. Before re-coating, the wood floor should be cleaned with a non-residue cleaner designed specifically for hard wood floors. If you are mechanically abrading the floor, use the abrasive that is recommended by the finish manufacturer (typically a sanding screen, pad or sandpaper). After you have abraded the floor, vacuum up all the dust you possibly can and tack the floor (follow the finish manufacturers’ directions for tacking).

Factory finished wood floors, usually with the same procedures that are used for site-finished flooring. Re-coating is recommended to restore the finish when the floor shows wear, but is not totally worn through. Sanding and refinishing is only necessary when there is severe damage, such as finish that is completely worn through to a large area.

Severe damage to just a few boards can be repaired but just replacing those few boards. Be aware that re-coating a factory-finished floor may void the warranty. Also, spot finish touch-ups may be possible but may not offer the same appearance as a complete re-coat.
